Renting a property in Mauritius.

Before making your choice, define your search criteria and identify your priorities. 

Consider travel times (from home to your office or school), evaluate the proximity of shops, health services, public transport. 

Consider the environment: busy highway or isolated house or neighborhood. A peaceful area, good security and a good relationship with neighbours will assist in your well-being in your new home.

Concerning the property: Check it's orientation the sun and the direction of the wind. 

Is the property rented furnished? If unfurnished, include furniture and household appliances in your budget. Note that furnished apartments are regulated by a lease which usually lasts for one year. Unfurnished rentals lease usually runs up to 3 years.  

Check the house facilities: Checking the facilities already available will let you know what steps to take once you have collected your keys. To guarantee your security and fulfill the requirements with your insurance company, verify that an alarm system has been installed which you can reactivate with either rapid response or sms notification. Consider the security level of exposure of the rental and consider burglar bars on windows.

Opt for a home with air conditioning. The summer months (November to March) are warm and humid (temperatures up to 35°). Ensure that the air conditioners have been serviced  (must be completed annually). 

Beachfront property?  As an expatriate and recently arrived in Mauritius, you probably dream of a beachfront property... if possible with infinity pool overlooking the lagoon and surrounded by a garden with lush vegetation. There may be a few drawbacks with such properties. 'Beachfront' property means access to the sea, keeping in mind that the property may not be fenced so is more exposed to unwanted visitors. Consider extra security measures when setting up your alarm system. Beachfront properties in Mauritius are often called 'campements' by Mauritians.  As such, they are often poorly equipped and relatively uncomfortable. The water supply systems are particularly affected in this type of accommodation. Before you move in, check that the entire water supply system, water pump, reservoir capacity and water heaters.  Also be aware that compared to an equivalent house away from the sea, the prices double or triple for the rent... The luxury of breathtaking views !
